Position Summary
The Claridge is seeking a hands-on, results-driven Director of Property Operations to take full ownership of the building’s performance—from core infrastructure to guest-facing presentation and major capital projects. Operating above the Chief Engineer, this role drives strategy, execution, and accountability across engineering, maintenance, and capital improvement functions, ensuring the building operates efficiently while maintaining exceptional standards across guest rooms, public spaces, and back-of-house systems.
Key ResponsibilitiesInfrastructure & Building Systems
Provide full oversight of all building systems including HVAC, electrical, plumbing, refrigeration, and life safety systems
Ensure preventative maintenance programs are structured, executed, and continuously optimized
Maintain compliance with all regulatory, safety, and operational standards
Manage vendor relationships, negotiate service agreements, and hold partners accountable for performance
Lead energy management and cost-efficiency initiatives
Oversee emergency response readiness and incident management
Guest Rooms & Public Space Maintenance
Establish and enforce maintenance and presentation standards across:
Guest rooms
Hallways and corridors
Lobby, public areas, and meeting spaces
Food & beverage outlets (in coordination with operations)
Partner with Housekeeping and Front Office to drive room readiness and minimize out-of-order inventory
Ensure rapid response to guest service issues and maintenance requests
Identify trends and implement long-term solutions to recurring issues
Maintain high standards in finishes, lighting, fixtures, and overall appearance
Capital Projects & Property Improvements
Lead all renovation, refresh, and repair initiatives across the property
Develop and manage CapEx plans, budgets, and timelines
Oversee all trades including carpentry, painting, electrical, flooring, and wall coverings
Manage bidding, vendor selection, and contractor oversight
Ensure projects are completed on time, within budget, and with minimal operational disruption
Align improvements with ownership priorities and long-term asset strategy
Leadership & Team Oversight
Directly manage the Chief Engineer and Maintenance team
Establish clear expectations, performance standards, and accountability measures
Recruit, develop, and retain a high-performing team in a non-union setting
Create flexible staffing models aligned with occupancy and business demand
Drive productivity, efficiency, and cross-functional collaboration
Partner closely with the General Manager and department heads on property strategy
Flexible Workforce Environment
Foster a culture of ownership, accountability, and flexibility across all maintenance functions
Ensure team members are cross-trained and capable of supporting multiple disciplines when needed
Maintain consistent performance management, coaching, and development practices
Drive efficiency in scheduling, labor utilization, and task execution
Lead by example with a direct, solutions-oriented approach
